A waterfront photograph and a responsive host can make a Miami rental feel settled before anything has been verified. The useful question is not simply whether the apartment exists. It is whether the person taking your deposit has authority to offer that property for those dates, under the terms you received. This guide explains a practical verification process and when an independent check may be appropriate.
Separate the address from the authority to rent it
The FTC describes rental scams involving copied listings and substituted contact details. Search the address independently and compare the property, unit, management company and contact information. A real building does not prove that a particular offer is genuine.
Use an independently obtained contact for the building or management business to clarify inconsistencies. A public ownership record can help identify an owner, but it does not by itself prove that an intermediary is authorized to collect money. Ask how that authority is documented.
Check the rules for the actual location
Do not treat Miami, Miami Beach and unincorporated Miami-Dade as interchangeable. Rental requirements vary by jurisdiction and property. Miami Beach publishes specific short-term rental information and restrictions; verify the current position for the address through the relevant official channel.
Building approval and the person’s authority to offer the unit are separate questions. Ask how guest registration, access cards, parking and arrival outside reception hours will work. An unresolved access problem can undermine a booking even when the apartment itself is real.
Make the written booking internally consistent
Compare the unit address, dates, occupancy, contracting party, cancellation terms and payment recipient across the listing, agreement and messages. Ask for corrections before payment when they conflict. Preserve the original documents rather than accepting a series of informal explanations.
A request to change bank or payment details deserves independent confirmation through a contact you already verified. Do not use a new telephone number supplied only in the message announcing the change. Avoid treating a polished invoice or a photograph of an identity document as sufficient proof.

Slow down when urgency replaces answers
A deadline does not resolve an unanswered question. Pressure to pay immediately, a refusal to clarify who manages the unit or insistence on an unusual payment channel should trigger a pause. The FTC warns about rental scammers demanding wire transfers, gift cards or cryptocurrency.
If booking through a platform, check its current payment and communication rules directly. Moving outside its process may affect available protections. Keep sensitive personal documents to the minimum required for a verified process; do not send them merely because an unknown person asks.
If you suspect fraud, preserve the trail
Save the listing address, screenshots, dates, correspondence, agreement and payment records. Contact the payment provider promptly about available options and report the listing to the platform. Report suspected fraud to the relevant authorities; recovery is not guaranteed.
Keep a factual timeline that distinguishes what you personally confirmed from what the other party claimed. Avoid accusations on public profiles while trying to establish identity. Fraud investigation support can help organize and examine available evidence within an agreed lawful scope.
When an independent check can help
An investigator may be useful when the counterparty is difficult to verify, the arrangement is complex or you need documented findings before proceeding. A background check in Miami should have a clear question, lawful purpose and defined deliverable. It does not replace a lawyer’s review of a contract or guarantee a booking.
